Spring Texas Real Estate Market Report – July 2013

How’s the Spring Texas real estate market?  The real estate market is booming. Although home sales and average home prices for the month of July were about even with June, YTD sales are up 9% and YTD average home prices are up 8%. Listing inventory increased by 2% for the month while inventory is down 31% YTD. Mortgage interest rates on the rise

The days of the 3% interest rates for 30 year mortgages are GONE.  For the last couple of years, buyers have been locking in interest rates for 30 year mortgages in the 3s and loving it. Heck, I cashed in on the low interest rates myself.  Last fall, we refinanced the mortgage on our Spring Texas home and snagged a 3.5% interest rate for a term of 30 years. Cha ching! Vintage Park at HWY 249 and Louetta has been attracting some new and noteworthy tenants.  Alamo Draughthouse and Zoe's Kitchen both opened their doors for business in 2013.  Whole Foods is looking to make its debut at Cutten and Louetta in 2014. How’s the Spring Texas real estate market? The real estate market is on FIRE!  Home sales are up 11% over the same month prior year and are up 13% YTD. Northwest Houston – The Next Energy Corridor

With the recent announcements of numerous oil and gas companies intentions to office in the area, Northwest Houston may soon be known as "The Northern Energy Corridor". Ryland to build patio homes in Gleannloch Farms

The residents of Gleannloch Farms are thrilled that demolition work has finally begun on the strip center located at the NW corner of Champion Forest and Spring Cypress. Several years ago, the developer of the strip center filed bankruptcy leaving a behind a concrete shell of a building that was a community eyesore. Noble Energy moving to former HP building in Northwest Houston

The former 10-story Hewlett Packard (HP) building at 20555 SH 249 is to become Noble Energy's new global headquarters.  Noble Energy plans to consolidate 700 employees from three locations into the building which will be known as Noble Energy One. The move to the new Northwest Houston location at the SW corner of HWY 249 and Louetta is scheduled to occur in July of 2013. HAR shortens time frame to update listing’s status

Frustration by both home buyers and Houston Realtors on the accuracy of a listing's status has pressured the Houston Association of Realtors (HAR) Board of Directors to approve a rule change. Effective April 1, 2013, the time frame to update a listing's status from "Active" to "Option Pending" or "Pending" or "Pending continue to Show" has shorten from 5 days to 3 days.
