What’s your risk?

In 2005, when Hurricane Rita headed towards Spring Texas did you stay or did you go?  In 2008, when Hurricane Ike came barreling ashore did you stay or did you go? For both Hurricane Rita and Hurricane Ike, we waivered back and forth in our decision to stay or to go.  But ultimately we decided to stay in Spring Texas and ride out the storms. The decision to stay was the right decision.  I know a lot of people who wished they had stayed for Hurricane Rita because the...more

What about the pets?

Selling your home, whether it's located in Spring Texas or Katmandu, is not fun. It's a hassle, it's stressful, and down right inconvenient. It would be so much easier if buyers would just look at the photos of your house and then submit an offer. Some day that may actually happen but until it does, buyers want to view your house in person. As a seller you want buyers to feel comfortable and spend as much time as possible in your home. You want buyers to envision themselves living in your home and...more

Are you getting your fair share of showings?

You've had your house on the Spring Texas real estate market for 30 days now and in that time you've had only 1 showing. Are you getting your fair share of showings or is your competition averaging more showings than you? If your Spring Texas Realtor is utilizing the Centralized Showing Service to schedule your showings, then the answer you seek is within reach. Our showing service provides us with the ability to run numerous market reports. My favorite is the showing report. I can select...more

Memorial Day tax savings

Numerous stores are running Memorial Day Weekend sales and if you buy an Energy Star qualified product there is no state of Texas sales tax.  The majority of stores run their Memorial Day Sales from May 24th through May 28th but the sales tax exemption only applies for products purchased between 12:01 am on Saturday, May 26th...more

Blackberries in Season

Last Sunday on my way home from showing homes in the Woodlands, I stopped off at Neal's Berry Market to check on this year's crop of blackberries. With the rain we've had this year I was hoping the crop was going to better than last year's small crop. According to the Neals', they are experiencing a  bumper crop of blackberries.  In the just first 10 days of picking, 2,250 lbs of blackberries have been picked. The berries continue to ripen every day and...more

How much did they buy the house for?

When you're interested in buying a Spring Texas house, do you wonder how much the sellers paid for it?  Or maybe you wonder how much the sellers mortgage is? This is what I call "good to know" information. But that's all it is. How much a seller paid for his house or how much he owes on his mortgage has absolutely no bearing on the value of the house or what the seller would be willing to sell his house for.  It is "good to know"...more

Increase showings on your house by doing this one thing

On a recent Saturday, I had scheduled showings to view 8 homes in Spring Texas. There was one home in particular my buyers were extremely anxious to view.  The home was within their budget, it had been recently updated, it had a good size backyard, and it was on a greenbelt. This Spring Texas home checked all the boxes on their list of criteria. On our way to the front door, we chatted about all how wonderful the neighborhood was and how convenient it is to I-45.  I...more

Plan for the end in the beginning

What do curtains, shelves, fireplace screens, television brackets, and garage hooks all have in common?  They are all items that at one point in time in my career as a Spring Texas Realtor I had to request / beg buyers to allow sellers to take with them. In real estate all items are negotiable which includes curtains, shelves, fireplace screens, television brackets, and garage hooks. It's the timing of the negotiations that dictates whether the negotiations will go smoothly or will be a challenge. Negotiating items to be retained...more

Houston on list of fastest growing cities in America

Where are the fasterst growing cities in America?  According to, four (Austin, Dallas-Ft.Worth, Houston, and San Antonio) of the ten fastest growing cities in America are in the beautiful state of Texas.  Why Texas?  Low taxes and inexpensive real estate attract businesses and along with those businesses come jobs. Powered by health care and energy, Houston captured the number 4 spot on the list of the fastest growing cities in America.  Houston's population is projected to continue growing as Moody's estimates another 484,000...more

Mortgage rates hit new record lows

Freddie Mac has announced mortgage rates have hit new record lows with the average 30-year mortgage rate being 3.84%.  No, that's not a typo.  It is 3.84%. But with the 3.84% being an average rate, it makes you wonder if any home buyer / borrower is ever able to get the low average rate?  The answer is YES! I'm currently representing a buyer on the purchase of a new construction home in the Woodlands and the terms of their mortgage are 0.8% origination fee with a...more
